About Bloomington Hills

Bloomington Hills is what St. George looked like before the master-plan era: a neighborhood that grew up street by street through the 1980s, 90s, and 2000s in the Bloomington area of south St. George. The result is variety you cannot get in a single-builder subdivision — different plans, different eras, mature landscaping, and lots with real depth to them.

It is a full-time family neighborhood in the plainest, best sense. Bloomington Hills Elementary is inside the community, the streets are quiet, and most of the neighborhood carries no HOA at all — a freedom that has become genuinely rare in Washington County and that buyers ask about by name.

The Homes

Expect ranch-style and two-story family homes from the 80s through the 2000s, on lots that are often larger than anything built since. Many homes have been updated in waves — kitchens, flooring, roofs — so condition varies widely house to house, and that spread is exactly what makes pricing here a comparables exercise rather than a formula.

No-HOA lots, RV parking potential, and room for a shop or a garden are recurring selling points. Homes here are bought for how people actually live in them.

Life in Bloomington Hills

School Inside the Neighborhood

Bloomington Hills Elementary is within the community, and older students feed the Desert Hills pipeline — school logistics are as easy as they get in St. George.

Mostly No HOA

Most streets carry no homeowners association — no dues, no design committee, no approval process for your own fence.

Bloomington at Your Feet

The Bloomington area's parks, the Virgin River corridor, and Bloomington Country Club golf are all close, with I-15 access via the Bloomington and Brigham Road side of town.

Location

Bloomington Hills is in south St. George, in the Bloomington area west of I-15. It is minutes from the freeway interchanges on the south side of the city, close to south-side shopping and medical, and an easy drive to downtown. For commuters, it offers older-neighborhood character without giving up freeway access.

Schools

Bloomington Hills Elementary sits inside the neighborhood itself — one of the few St. George communities where elementary school is a walk, not a drive. Older students feed into the Desert Hills schools in south St. George. Always confirm current boundaries with the Washington County School District, as assignments can change.

Bloomington Hills — Questions, Answered

Is there an HOA in Bloomington Hills?

Mostly, no — and that is one of the neighborhood's defining features. A few pockets may differ, so we confirm the status of any specific home during a purchase, but the large majority of Bloomington Hills has no HOA.

What schools serve Bloomington Hills?

Bloomington Hills Elementary is inside the neighborhood, and older students feed into the Desert Hills schools. Confirm current boundaries with the Washington County School District before buying on school assignment alone.

How old are the homes?

Mostly 1980s through 2000s construction — established homes, many updated over the years. Age here comes with mature trees and bigger lots, not cookie-cutter sameness.

What should a Bloomington Hills seller know?

Condition is the spread. Updated homes and original homes on the same street are different products, and the no-HOA, big-lot story deserves to be told loudly in the listing — buyers are actively hunting for it.
